If you're going to sell or rent a home in Spain, you need the energy performance certificate. Here is what it is, when it's mandatory, what happens if you don't have one and how much it costs in 2026 — no jargon.
What the energy certificate is
The energy performance certificate (EPC) is a document, signed by a qualified technician, that assesses how much energy a home consumes under normal use and assigns it a rating from A (most efficient) to G (least efficient). The visible result is the familiar colour-coded energy label.
To be legally valid, the certificate must be registered with the competent body in each region. In the Valencian Community, that registration is done at the CEICE — Generalitat Valenciana, and involves a small fee.
When it's mandatory
Under Law 8/2013 and Royal Decree 390/2021, a registered certificate is mandatory in order to:
- Sell a home (it must be handed to the buyer and noted in the deed).
- Rent a home (it is given to the tenant).
- Advertise the home: the energy rating must appear in the listing, both on property portals and in estate-agent windows.
There are a few exceptions (certain protected buildings, temporary constructions, etc.), but for an ordinary home the practical answer is: yes, you need it.
What happens if you don't have one
Advertising, selling or renting without the registered certificate is an infringement that can carry fines of between €300 and €6,000, depending on severity. Beyond the fine, not having the certificate can delay signing at the notary or stall a deal at the last minute.
How it's obtained, step by step
The process is simple and fast when a single technician handles it:
- Technical visit to the property: measurements, photos and inspection of the building envelope and installations.
- Calculation using an officially recognised software tool.
- Registration at CEICE — Generalitat Valenciana.
- Delivery of the certificate and the A–G label.
In my case, I usually deliver the certificate registered within 48–72 h of the visit.
How much it costs in 2026
The price depends on the floor area. As a reference, my prices are + VAT, with the registration fee included, by property type:
- Flat up to 200 m²: €135; 201–300 m²: €150
- House up to 200 m²: €150; 201–300 m²: €180
- Over 300 m² and commercial premises: on request
You can see the full breakdown on the energy certificate page.
How long it's valid
The certificate is valid for 10 years, unless the rating obtained is G, in which case it lasts 5 years. If you carry out works that improve efficiency, you can renew it earlier to reflect the new rating.
