The energy performance certificate assesses a home's energy use and assigns it a rating from A (most efficient) to G. Under Spanish law it is mandatory to hold a registered certificate to sign a sale or a rental contract, and the rating must appear in any property listing.
Marketing, selling or renting without the registered certificate can lead to fines of €300 to €6,000, so it's best resolved before you list the property or go to the notary.
