Building survey in Spain, Valencia and the Costa Blanca from €295 + VAT

Before you sign, it pays to know what you are buying. There are four levels and each one answers a different question: should I go ahead?, what does the house have?, what will it cost me? and is it legal? All of them are carried out and signed by a registered architect with professional indemnity insurance in force.

§ 03 — What I check

What I check

  • Envelope and visible structure: façades, cracks, slab edges, terraces and overhangs in a marine environment.
  • Roofs and accessible terraces.
  • Visible installations: electricity, plumbing, drainage and air conditioning.
  • Damp: leaks, condensation, rising damp and its probable origin.
  • Features typical of the area: retaining walls, water tanks (aljibes), septic tanks and treatment plants, swimming pools.
§ 04 — Scope

Scope of the inspection

I inspect every area that can be reached safely without auxiliary equipment, that is, without extending ladders, scaffolding or lifts. Pitched roofs, non-walkable roofs and roofs without access are checked from the nearest visible point, whether a window, a terrace or the street. From inside, I look for their symptoms on the top floor slab with a hygrometer and thermal camera.

Everything I could not inspect is expressly stated in the report, with the recommendation to have it checked if it matters for your decision.

§ 06 — Why it matters

Standard practice in other countries

United Kingdom

Hardly anyone buys without a building survey first.

Netherlands

A bouwkundige keuring is standard practice.

Germany

A Baugutachten is part of the buying process.

Spain

It is not common here. I offer you the same standard, with a bilingual report.

§ 07 — FAQ

Frequently asked questions

Which level do I need?

If in doubt, Standard. If the property has extensions, a pool or outbuildings without clear documentation, Premium.

Do I need to be there?

For the accompaniment, yes. For the other levels it is not compulsory, although it is advisable at the end of the visit.

Does the owner need to know?

Yes. Access has to be arranged with the owner or the estate agency.

What if the roof cannot be accessed?

I check it from the nearest visible point and look for symptoms from inside. The report states it as an area not inspected.

Is the cost estimate a quote?

No. They are indicative ranges to plan and negotiate the price. For the works you need a quote from a contractor.

In which language is the report?

In Spanish and English, at no extra cost. Contact is in English or Spanish.

Travel: included up to 30 km from Dénia. Beyond that, €0.30/km.
